Abstract

This study examines the remaining turnaround opportunities of PT Pembangunan Jaya Ancol Tbk (PJAA) after its post-pandemic financial recovery and develops an integrated framework for restoring sustainable operating performance. The study combines longitudinal financial analysis covering 2019 through the first half of 2026 with a qualitative literature review of recent research on corporate turnaround, business-model innovation, dynamic capabilities, financial flexibility, revenue management, service innovation, smart tourism, sustainability, and destination resilience. The evidence reveals an important divergence. PJAA has substantially strengthened liquidity, reduced leverage, lowered financing pressure, and restored positive operating cash generation.
However, recurring operating economics have weakened. Revenue declined in 2025, ticket revenues contracted materially, gross margin compressed, and first-half 2026 revenue growth was almost flat while direct costs increased considerably. Furthermore, reported 2025 profitability was materially supported by a non-recurring toll-road compensation item, indicating the importance of separating reported from recurring earnings. The paper argues that PJAA has largely completed the balance-sheet phase of its turnaround but requires a second-stage transformation centred on visitor yield, revenue diversification, cost and asset productivity, disciplined capital allocation, digital customer management, service innovation, and sustainability-led operating efficiency. A three-horizon framework-stabilise, restore, and renew-is proposed together with an integrated performance-management architecture.
